Nikias Diamond partners with Bronte Group on the delivery of their latest commercial project
Nikias Diamond is excited to be partnering with Bronte Group on the delivery of their latest commercial project, 16 Ipswich Street in Fyshwick.
The development, which has just been submitted for approval, will be home to three separate lots across the site – with Lot 1 and 3 already secured, and Lot 2 leasing now.
Located in the heart of Fyshwick’s tightly held Business District, Lot 2 comprises close to 5,000sqm (4,624sqm warehouse and 353sqm office) of internal area for a centralised warehouse and logistics operation.
Designed by the award-winning DNA Architects, the building features a prominent elevated position off Ipswich Street and main arterial road, the Monaro Highway.
The future building is set to feature over 4,600sqm of warehouse space and a 353sqm office fit-out. There will also be the opportunity for user fit-out preferences to be included as part of the leasing process.
Other features of the site will include 61 on-site car parks, 10m warehouse ceiling height with minimal internal columns, 5 roller doors with approx 5.5m height and 5.8m, and large external signage exposure.
The site is also uniquely positioned to provide excellent accessibility off Ipswich Street and to the Monaro Highway – an approved B-Double route – with dual entrances off both Ipswich and Lithgow Streets allowing drive through access.
Nikias Diamond worked with Bronte Group throughout the design phase to ensure the best outcome on the concept.
Construction on all three lots is expected to begin by our team later this year, with completion expected in Q4 2025.
